Ive been studying up on this and the big issue is commercial rents are tied to mortgages and commercial spaces are too large to be affordable nowadays. We should encourage commerical space subdivision. Smaller units get leased much much quicker.

When i go abroad to vibrant commercial districts particularly in Asia the commercial stalls are very small. Unless you like Gucci or Apple you dont need all that space and if you are a high end retailer you dont typically lease old buildings.
Correct. US commercial spaces are still oriented around the department store revolution of mid century. It went obsolete outside of Class A mall spaces in the 2010s. People want food and beverage and small trinket shops nowadays. Dont need more than 3-4000 sqft. Even less.
