I don’t have a dog in this fight, but if I were going to write a piece that hung on the data from one academic, I would include and explain the data to avoid the confusion that we see in the replies here. One thing I will flag is that some of these sub markets are small or not well defined

I do not think that a company that owns 200,000 apartments in a nation with forty six million rental housing units can be reasonably described as a “monopoly.”
You cannot exert pricing power by controlling 0.0043% of the market.
