I have looked at SO many zoning maps and permit information over the last five days, I stg I could transition from artist to cartographer at this point. Airway Heights has mostly planned industrial and light industrial land, same with the valley and Liberty Lake.
The comments are saying "That can possibly be the site" or along those lines. Could this AI data hyperscale center choose a different location, say in airway heights? Absolutely. But let me tell you why this particular site stands out more than any of the other areas I've looked at...
There have been a few comments on my TikTok video about a specific property that is being marketed as a data center site in its listing. That listing has been taken down; however, it is still active on Loopnet, which I found had the listing updated and current just a couple weeks ago.
1. There are two heavy industrial wells on the site which draw from the SVRP.
2. Avista stated this customer needs 125MW in 2029 and will need to increase to 500MW by 2032. This site already has the capacity for 240MW.
3. Bonneville Power Substation is really close to the north of it...
4. It is county, not city. Which is why we need a county moratorium.
5. With Senate bill 6231, it would make this tax exempt for a hyperscaler, should they meet the requirements; proving that it will provide at least 35 jobs at a living wage within 6 years of opening.
Now...
If anyone else has done a bunch of research and has a better spot, please enlighten Spokane residents...and just because Avista is putting up power poles in Airway Heights and taking down trees DOESN'T mean AI. They do that to lessen wildfire risk. It's literally on the county permit site.
There are a few heavy industrial blips, mainly the already developed BNSF and the mixed use industrial park. The particular property I mention in my video has a few sweet deals that would make an hyperscale developer's ear perk, and I will tell you just a few:
If you're in a county try to fight an AI Data center and trying to find out more info if there's NDA keeping officials or electric companies from talking, file a public information request through your county for your board of commissioners. See what you can find. #spokane #datacenter #ai #fyp
